Current market price at least 80% to 100% higher than you budget. $1.4-$1.6/per square meter/ per day not including the manangement fee, this is not for the tier 1 building like JinMao; the price are going up dramatically this year!
the lease usually 2-3 years, landlord is not willing to sign longer than that given the expectation that the rental will continue to go up.

Typically the agents charging you 1 month rental, the price they quote are determined by the landlord.
