There are many reasons the listing agent would accept a lower offer, such as the lower offer is an all cash offer, the buyer has better personal finance, or loves the property, even the seller likes the buyer more, etc etc.
As to trick 2, it was beyond my imagination, that was why I was SHOCKED. As to trick 3, the listing agent played it on me, and I was overcharged for over 3000 dolloars. I will tell that story in my next post.
If you do not know where to look, these tricks are not that easy to find out. The perpetrators know they are doing something illegal and try very hard to conceal their traces. But there are some rogue agents who would do anything to enrich themselves, and some of them do get caught once in a while.
